Do I need to be a French resident to release equity from my French property?

Does my nationality matter?

Is there a minimum or maximum age?

How long does the entire process take from start to finish?
The typical timeline is 45 days from initial assessment to funds being released into your account. This is significantly faster than traditional bank mortgages (8-12 weeks) or other equity release providers (who often quote 8-10 weeks). After you submit your request, we provide an initial answer within 48 hours.
What documents do I need to provide?
The essential documents are: your property title deed (acte de propriété), proof of identity (passport), and details of any existing mortgages or charges on the property. For urgent cases such as property seizure, we also need any legal documents you have received (commandement de payer, etc.). We can begin our assessment with scanned copies sent by email.
How is the property valued?
An independent property expert carries out a professional valuation of your property. This is not a desktop valuation — it involves a physical inspection of the property. The cost of the valuation is included in the process. Based on this valuation, we confirm how much equity you can release (typically 30-50% of the assessed market value).
Do I need a French notaire?
Yes. Under French law, any transaction secured against property must be formalised by a notaire (public notary). The notaire ensures the transaction is legally valid and protects both parties. We work with notaires who are experienced in these transactions. All legal documents will be in French (as required by law), but our team explains everything to you in English.
What are the costs and fees involved?
The main costs are: notaire fees (approximately 1-2% of the transaction amount, as set by French law), the property valuation fee, and our service fees. How much equity can I release from my French property?
You can typically access 30-50% of your property’s current market value. The exact amount depends on the property type, location, condition, and whether there are any existing mortgages or charges. For example, a property valued at EUR 400,000 could yield an equity advance of EUR 120,000 to EUR 200,000.
What are the repayment terms?
You have up to 2 years to repay the equity advance in full. During this period, there are no monthly repayments — you continue to live in or rent out your property as normal. At the end of the term, you repay the advance either from savings, by remortgaging through a bank, or by selling the property.
What interest rate can I expect?
Because our equity advance uses private funding (not bank lending), interest rates are higher than a standard French mortgage. The exact rate depends on your specific situation, property, and advance amount. We provide the full rate and total cost during your free assessment so you can make an informed decision. We believe in complete transparency.
What happens if I cannot repay the advance within 2 years?
If repayment is not possible within the agreed term, our team can assist you with options. The most common route is selling the property to settle the advance.
